How do I pay rent?
Rent is paid online through your tenant portal. You can set up automatic payments or pay manually each month. Payments are secure and you'll receive confirmation every time.
How do I submit a maintenance request?
Log in to your tenant portal and submit a request with a description of the issue and photos if possible. We'll assess the request and coordinate the repair. For emergencies (flooding, no AC/heat, security issues), call our emergency line immediately.
What counts as a maintenance emergency?
Emergencies include flooding, burst pipes, gas leaks, no heat or air conditioning (in extreme temperatures), fire damage, broken locks or security issues, and electrical hazards. These are handled immediately. Non-emergency repairs are scheduled during normal business hours.
When is rent due?
Rent is due on the 1st of each month. Your lease will specify any grace period and late fee terms. We recommend setting up autopay through your portal to avoid missed payments.
Can I have a pet?
Pet policies vary by property. Some properties allow pets with a pet deposit and/or monthly pet rent, while others do not. Check your lease or contact us to confirm the policy for your specific property.
How do I renew my lease?
We'll reach out to you before your lease expires to discuss renewal options. If both you and the property owner want to continue, we'll prepare a renewal lease with updated terms if applicable.
What happens when I move out?
Give proper written notice as specified in your lease (typically 30-60 days). We'll schedule a move-out inspection, compare it to your move-in inspection, and process your security deposit per Florida law within 15-30 days of move-out.
How do I get my security deposit back?
Keep the property in good condition, complete your full lease term, give proper notice, and leave the property clean and free of damage beyond normal wear and tear. Florida law requires us to return your deposit or provide a written claim within 30 days of move-out.
Who do I contact if I have an issue?
For maintenance, use your tenant portal. For general questions, lease inquiries, or anything else, contact our office by phone or email. Our contact information is in your lease and on our website.
Can I make changes to the property?
Any modifications (painting, fixtures, landscaping changes, etc.) require written approval from the property owner through us. Submit your request and we'll get an answer for you.
