How much does property management cost?
10% of rent collected. No setup fees, no monthly minimums, and no hidden charges. If your property is vacant, you pay nothing. Leasing and tenant placement are included.
How do you find and screen tenants?
We market your property across MLS, Zillow, Realtor.com, and other major platforms with professional photos and descriptions. Every applicant goes through a full screening: credit check, criminal background, income verification (minimum 3x rent), rental history, eviction history, and employment confirmation.
How quickly can you fill a vacancy?
It depends on the property and market conditions, but our goal is always to minimize vacancy time without compromising on tenant quality. Most properties in our service area are leased within 2-4 weeks of being listed.
How do I see my financial reports?
You get a detailed monthly owner statement showing rent collected, expenses, management fees, and your net payout. You also have 24/7 access to your owner portal where you can view real-time financials. Year-end 1099s and annual summaries are prepared before tax deadlines.
When do I get paid?
Owner payouts are deposited directly to your bank account on a consistent monthly schedule after rent is collected and any approved expenses are deducted.
How do you handle maintenance?
Tenants submit requests through an online portal. We assess the issue, determine if it's something our in-house team can handle or if a vendor is needed, and get your approval before any non-emergency work begins. Emergency repairs (flooding, no heat/AC, security issues) are addressed immediately to protect your property.
Do I have to approve every repair?
You approve all non-emergency repairs before work starts. We'll send you the scope and estimated cost. For true emergencies that could cause property damage or safety issues, we act first and notify you immediately.
What if a tenant stops paying rent?
We follow a structured process: communication and payment reminders, formal notices per Florida statute, and if needed, full eviction coordination including attorney referral, court filings, and property recovery. Our goal is to resolve payment issues before eviction becomes necessary.
Can I use my own vendors for repairs?
Absolutely. If you have preferred vendors, we're happy to use them. We also maintain a vetted network of licensed, insured contractors across every trade who offer competitive pricing.
What areas do you serve?
We manage rental properties across Hillsborough, Pinellas, and Pasco counties — covering the core Tampa Bay metro area.
Is there a long-term contract?
We use a standard property management agreement with clear, fair terms. We believe in earning your business based on performance, not trapping you in a contract.
I already have a tenant. Can you take over management?
Yes. We can take over management of an occupied property. We'll review the existing lease, introduce ourselves to the tenant, set up their portal access, and transition everything smoothly with no disruption to rent collection.
