Are there any setup or onboarding fees?

No. There's no setup fee, no onboarding charge, and no upfront cost. We start earning our fee when your tenant starts paying rent.

What if my property is vacant?

You pay nothing during vacancy. Our fee is based on rent collected, not rent owed. We're motivated to fill your property quickly because we don't get paid until a tenant is in place.

Are maintenance costs included in the 10%?

The management fee covers coordination and oversight of maintenance. The actual cost of repairs (parts, labor, vendor invoices) is passed through at cost with no markup. You approve all non-emergency expenses before work begins.

Is there a contract or minimum commitment?

We use a standard property management agreement with clear terms. We believe in earning your business every month, not locking you into a long-term contract you can't get out of.

Do you charge a leasing fee for new tenants?

Leasing and tenant placement are included in the 10% management fee. No separate leasing charge.
